The property is furnished and includes:
Parking
Car parking (One car maximum per apartment within the grounds ) Parking is possible for extra cars, but may have to park across the road were there are additional spaces.
Kitchen
Full equipped kitchen with breakfast bar. Includes fridge freezer , oven and 4 hobs along with kettle, toaster and coffee machine.
Living area
Living area double couch ( Can be made in to double bed and sleeps an extra two) Satellite Tv and (Dvd player on request)
Wifi
Is free throughout the house with hot spots throughout the building
Bathrooms
Power showers, heated towel rails, toilet and wash basin and hair dryer Two towels for the week per person .i.e hand towel and bath towel. If you need extra we suggest you bring some.
Bedrooms
bergviewhaus apartments Double beds, bed side lockers and sliding wardrobes ( hangers provided ) One set of linen is provided for the week
Occupancy
Outlined in our advertising there is a maximum amount of persons per apartment. For safety and comfort this is strictly applied.
Check in Check out
In order to have our apartments ready for your stay , we kindly request you arrive after 14.30hrs. If you arrive earlier you may leave your luggage in the hall area until apartment is ready. Departure time is 09.30hrs on day of departure.

Rental Rate and Fees
Weekly rental rates are provided at time of booking. The first payment of 50% is due at time of booking and the remainder approximately 60 days prior to the check-In Date depending on the source of booking. For payment connivence and bank charges , guests may pay in full. Booking fees and bank charges are included in the price .
Not Included
Is our village taxes which is charged locally by the owner on behalf of the tourist board. At present is 2.50€ per night per person.( the owner has no control in this fee and prices can change )
End cleaning Fee
If applies depending on booking is charged locally
Security deposit
Is not included in rental rates. Owner has the right to charge a security deposit on arrival. If a deposit is taken, its purely for security reasons and shall be refunded on the checkout Date provided no deductions are made due to: 1. damage to the property or furnishings2. dirt or other mess requiring excessive cleaning; or3. any other cost incurred by Homeowner due to Guest’s stay
Cancellation Policy
This varies depending on the Online Travel agency your booking was made through e.g booking.com, Air bnb, vrbo, Holidu etc.The Following policy below is for bookings made directly with our website www.bergviewhaus.com. If cancelled or modified up to 60 days before date of arrival, no fee will be charged. If cancelled or modified up to 30 days before date of arrival, 100% of the total price of the reservation will be charged.
Insurance
We encourage all renters to purchase traveller insurance.

Rental Agreement
We trust in our guests to respect our house rules. We expect our guest to respect our apartments and treat them as they were their own.
Below are the rules of our apartment house:
Pets
For Hygienic reasons pets are not allowed
Smokers
Smokers we ask to smoke outside the apartments as we like to keep our apartments fresh and inviting for all our guests. Ash trays are provide outside.
Rubbish
Within Austria, like many european countries we have a recycling program. It is the renters responsibility for his or her own rubbish to be separated into the bins provided, within the apartments and the outside rubbish bins.
Kitchen
We have a quick turn around for new guests arriving and therefore expect, kitchen utensils , pots pans and crockery to be left clean and put back in there original places clean.
Shoes
Due to the outdoor terrain, we ask guests to leave shoes off, when inside apartments. This is normal in austria due to the harsh winters. This helps maintain our wooden floors and avoids floors being slippery.
Keys
For each apartment there are two keys provided. Each key opens the main door to the building as well as the main door to the apartment. We have provided lanyards , to avoid loosing keys. As They are Swiss made and have to be ordered. If lost a charge of €100 applies per key.
Noise
We expect all our guest to have a great holiday and stay in our region , and expect everyone to have fun . Having 5 apartments in total in the one building we ask clients to respect other guests and keep the noise levels down after 11pm.
Sports Equipment
All sports equipment must be left in our cellar storage.ie bikes, skis, snowboards, ski boots, snowboard boots etc.
Linen
As we are self catering apartments, bed linen is provided for the amount of guests booked in each apartment at time of booking.
Towels
A hand towel and a bath towel is provided for each guest for the week.
Rental Rules:
Guest agrees to abide by the Rental Rules below at all times while at the property, Failing to do so could result in a fine.
Access:
Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..
